By accessing or using BirdSum ("the App"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the App.

BirdSum is a suite of real estate financial analysis tools including calculators, rate trackers, and property tracking features. The App is provided for informational and educational purposes only.

All content, calculations, and information provided by BirdSum are for informational purposes only and do not constitute financial, investment, legal, or tax advice. Always consult qualified professionals before making any real estate or financial decisions.

BirdSum makes no warranties about the accuracy, completeness, or suitability of any information provided.

You may create an account to access certain features. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.

You must provide accurate information when creating an account. BirdSum reserves the right to suspend or terminate accounts that violate these Terms.

You agree not to:

• Use the App for any unlawful purpose
• Attempt to gain unauthorized access to any part of the App
• Reverse engineer, decompile, or disassemble any part of the App
• Use the App to transmit spam, malware, or other harmful content
• Impersonate any person or entity

All content, features, and functionality of BirdSum — including but not limited to text, graphics, logos, and software — are owned by BirdSum and are protected by applicable intellectual property laws.

By using the App, you grant BirdSum a limited license to store and process data you provide in order to deliver the App's services. We handle your data in accordance with our Privacy Policy.

Certain features may require a paid subscription. All fees are stated in USD and are non-refundable unless otherwise required by law. BirdSum reserves the right to change pricing at any time with reasonable notice.

The App is provided "as is" without warranties of any kind. To the fullest extent permitted by law, BirdSum shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the App.

BirdSum may suspend or terminate your access at any time for violation of these Terms or for any other reason at our sole discretion. You may delete your account at any time from the Profile page.

These Terms shall be governed by the laws of the United States. Any disputes shall be resolved in the applicable courts of competent jurisdiction.

We may update these Terms from time to time. Continued use of the App after changes constitutes acceptance of the updated Terms. We will notify users of material changes via the app's announcement system.
